What is the Annual Cost of a Spanish Property

Here you will find the list of the normal mandatory annual costs that are to be expected when owing a Spanish property.

The annual costs of owing a property in Spain is low compared with the cost in countries like the UK. In Spain you will only be charged a annual Land Tax that in Spain is called “Impuesto Sobre Bienes Inmuebles” (I.B.I) that normally is quite low. The calculation of this fee is done by the local Town-Hall and varies a lot from county to county and also within the Town-Hall area so the only way of obtaining this figure is from the last receipt or directly from th Town-Hall.

Property outside the Town Boundaries do not pay this fee. This kind of property are charged with a even lower national Land Tax.

When selling your property another annual latent tax will have to be paid by the owner of a Spanish property, it’s a Land Capital Gain Tax in Spanish is called “Impuesto de Plus Valía Municipal”. This tax is added annually to your property but remains latent until you sell your property. It’s also calculated by the Town-Hall an varies a lot but it’s a quite light tax and does only sum up to a significant amount when the property has not been sold for decades.

Besides the Land Tax, you will also have to pay a Garbage Fee. This fee does also depend on which town or city your property is located at. The amount to be paid can also be verified by the latest receipt or at the Town-Hall office.

If your property is located in a building or an urbanization with an existing Owner’s Community Board you will also have to pay for a community fee that will cover for the maintenance of all communal areas of your property’s community. The amount varies drastically form one building or urbanization to another and is set by the majority at the owner’s annual meeting.
